Answer:
We collect a security deposit from each tenant when the Tenancy Agreement is signed. The deposit is registered with the DPS (Deposit Protection Scheme) and returned to the tenant at the end of the tenancy subject to the condition of the property.
What fees do I need to pay in order to rent with New Mills Properties?
Answer:
You do not need to pay any fees in order to rent with New Mills Properties. If you are interested in renting one of our properties you will be asked to pay a holding deposit, to reserve the property while we check your references. To move in you will be required to pay a security deposit and 4 weeks rent in advance, less the amount you have paid as a holding deposit.

How do I find out about the investment opportunities you are offering?
Answer:
Investors need to register with us to go on our investor database. Once you are on our database we will then e-mail you details of all the property opportunities that we have on offer and that match your criteria.
What types of properties do you source?
Answer:
We focus on residential properties.
Typical properties that we offer are 2 & 3 bedroom houses in North East Lincolnshire that offer opportunity for equity creation. These types of properties are often the most suitable for rental purposes because they appeal to variety of tenants and are great for reselling or converting to a shared house.

Answer:
It is a legal requirement for all rental properties in England and Wales to have an EPC. Once obtained, the certificate it is valid for 10 years. Answer:
We offer a tenant find, rent collection and full management service, so no matter how much or little involvement a landlord may want in the process of letting their property, one of our flexible solutions will provide the required level of support.
I want to let out my property; do I need to tell the mortgage lender?
Answer:
Yes, you must obtain permission from your mortgage lender and inform us of any special conditions that they impose. We may require written evidence of this.
How do I know how much rent to charge?
Answer:
We will assess the potential rental value in current market conditions and recommend the type of tenant that would be most suitable for the property. We will also agree with you the terms on which the property will be marketed, including any restrictions.
If I let out a property, do I have to provide the tenant with any furniture?
Answer:
No, you can let out your property fully furnished, partly furnished or unfurnished. However when deciding whether to provide furniture with a property or not, consider the type of tenant you are targeting and what their needs are likely to be. By law any furniture provided needs to comply with the Furniture & Furnishings (Fire) (Safety) Regulations 1988 Act. The condition of the furniture is itemised in the comprehensive inventory.
If I let out a property, do I have to provide the tenant with any appliances if none in the property?
Answer:
No, however having appliances does appeal more to potential applicants. If appliances are provided the landlord has a duty of care to maintain and / or replace, however this is discretional.
How do I know I am getting a good tenant?
Answer:
We conduct identity and residency checks on all applicants. We also obtain a credit reference and take up employer and current landlord references. For applicants who have a clean credit history but who are financially weak for the rental commitment we either ask for a guarantor or obtain full settlement of rent in advance for the tenancy term.
How do I receive my rental income?
Answer:
We arrange for the tenant to sign a standing order or direct debit mandate for the rent and forward to you all rent received, less outgoings, fees and commission. We have an app that you can download to your smart device that tracks the income and expenditure for each of your properties.
What should I do if a tenant has left furniture in the property after they have moved out?
Answer:
Property left behind is still classed as belonging to the tenant and if removed, or sold a claim can be made against the landlord for the value of the goods. The landlord becomes a bailee when the goods are left behind and can only legally sell or remove them under the Torts (interference with goods) Act 1977. Landlords are not permitted to sell the goods for compensation for any damage caused by the tenant or for any unpaid rent. However in practice a landlord cannot get a court order for each tenant that leaves property behind, and a landlord has to make a judgement, and with items of value keep clear evidence that they have done all they can to contact the former tenant in question.
What happens about insurance when I let out a property?
Answer:
It is a good idea for the landlord to have insurance on the property and for any contents, such as furniture and white goods they have provided in the property. We offer specialist landlord building and contents insurance. Contact us for a quote.
Tenants are responsible for insuring their own contents left in the property.
Property Maintenance & Repair

Answer:
If you feel there is a problem that needs fixing, an appliance to be repaired or general maintenance work that is due on a property that we manage, you should contact us immediately using the Maintenance and Repairs button at the top of this webpage. Your issue will automatically be sent through to the office and to the relevant trusted tradesperson who will contact you if they need more information or to let you know when the repair will take place. Your landlord will also be notified.
You should be aware that if you cause damage you will usually be required to cover the cost of repairing it.

FAQs about renting with New Mills Properties (8 Answers)How do I secure the property I want?
Answer:
You can browse our portfolio of rental properties online or in our office before arranging viewings with a member of our experienced and knowledgeable team. Once you have found the property you wish to let, you can pay a holding deposit (equivalent to 1 week's rent) to reserve the property. We will stop advertising the property while we proceed with your referencing checks.
What does referencing involve?
Answer:
It is normal practice for any good letting agent to check your suitability to rent the property, and we are no different. We use a third party organisation to conduct our referencing checks. They will ask you about your identity, employment and credit history. They will also check that you have the right to live and work in the UK. The same checks will be made on anyone over 18 years living with you.
If you do have any credit issues or you believe there is any other information that may affect you passing our referencing procedure, it is best to tell us straight away.
Who has to pay the council tax on the property?
Answer:
A tenant is responsible for the payment of council tax during the period of the tenancy (as long as this is stated in the Tenancy Agreement). However when the property is vacant the landlord or homeowner is responsible for paying the council tax.
Who is responsible for the TV licence, the tenant or the landlord?
Answer:
It is both the landlord and tenant’s responsibility to ensure that the address has a valid TV licence. However the responsibility of who has to pay for the licence is usually stated in the Tenancy Agreement. If the landlord provides a television with the property then they would be expected to pay for the TV licence, particularly in any communal areas.
What is an inventory?
Answer:
A list detailing every item contained within a rental property and the condition each listed item is in, usually checked by all parties on the day the tenant moves in and signed by all parties.
Can my landlord or letting agent enter the property?
Answer:
Your landlord or a representative from New Mills Properties must give you sufficient notice if they wish to enter the property, except in the case of an emergency, such as a burst pipe.
What are my responsibilities?
Answer:
By signing a tenancy agreement, you are agreeing to abide by all the terms contained within it. The most common duties you must perform as a tenant are to pay your rent on time, pay household bills without delay, report any damages you notice and maintain the cleanliness of the property.
What happens when I want to move out?
Answer:
A period of notice will be set out in your tenancy agreement and you must give this when you intend to leave. Providing you follow this, it is easy to move out of a property, as long as you respect the timescales and procedures that are in place. You should tell us as soon as you have decided to move out and we will advise on your next steps.
