How We Invest
Step 1 - Property Goals
Initially we will take time to understand your reasons for investing in property. We will ask;
- What is your budget?
- What are your financial goals?
- How much time do you have available to devote to property investing?
Step 2 - Choosing a Property
We will find a selection of suitable properties for you to choose from and then;
- View them with you advising about work needed to bring the property up to a standard ready for renting.
- Carefully manage the process of purchasing your property choice in your own name.
Step 3 - Purchase Your Property
In your name, we will;
- Negotiate the sale.
- Progress the conveyancing (we can recommend a solicitor for this or you may appoint your own).
- Commission a survey on the property by a RICS qualified buildings surveyor.
Step 4 - Refurbishment
We manage the refurbishment using our teams of trusted trade professionals. Where it is needed, we will;
- Manage any structural or major building changes.
- Remove signs of damp and put in a damp proof course.
- Replace wiring and electrical sockets that are not up to standard.
- Install or replace double glazed windows.
- Install new kitchen and bathroom fittings.
- Plaster and redecorate throughout.
- Conduct a gas safety check.
- Conduct an energy efficiency test.
Step 5 - Secure Tenants
We will secure tenants and manage the ongoing tenancy and maintenance. We will;
- Professionally photograph your property and prepare a promotional brochure.
- Market your property through our social media network and online property portals.
- Use our network of trusted trade professionals to manage the ongoing maintenance and repairs of your property.
Step 6 - Refinancing
When your property is tenanted and you are ready, we will;
- Review your property goals.
- Discuss refinancing the property.
- Begin the process again.
