The first step to letting a property is working out what rent you would be able to achieve. I’m Keith and I’m the person you can talk to about booking a free rental valuation of your property.

Our 6 Steps to Renting Your Property

Step 1

Step 1 - Rental Appraisal

Initially we will make a no obligation visit to the property at a time to suit you. We will offer feedback about;

Any maintenance or tasks required to bring the property up to a standard ready to rent.
How to achieve your desired rental income.

Step 2

Step 2 - Preparation Of Your Property

Based upon our initial visit it may be a requirement for some minor works to be undertaken, such as a fresh coat of paint or just a general update of the property. The second part of preparing your property is to ensure that you have the following in place;

Up to date Gas Safety Certificate
EPC (Energy Performance Certificate)
Compliant Electrical Safety

Step 3

Step 3 - Marketing of your property

We make our living from renting property, which means that you are reassured that we are highly incentivised to do so quickly, whilst ensuring that we get the right tenant for you. We do this in the following ways;

Property guide
Attractive photos
360 degree virtual walkthrough of your property
To Let signs
Advertising on leading property portals such as OnTheMarket
Advertising on social media including Facebook and Twitter
E-shots and text messaging

Step 4

Step 4 - Tenant Application Process

Once we have found you a prospective tenant (in many cases this will be more than one) we will take them through a comprehensive credit check and referencing before we make a final decision, although no final decision is made without consulting with you first. Once all parties are happy to proceed then the next phase will be to ensure the following are in place;

Deposit received and registered with the DPS (Deposit Protection Scheme)
Detailed inventory prepared (including photographs)
Utilities transfer (reading of meters etc)
Rental payment in advance (this is typically a month)

Step 5

Step 5 - Ongoing Management

We will;

Collect rent on your behalf and pay it directly into your bank account normally 10 business days after receipt of payment from the tenant (although in most cases it is sooner).
Provide monthly statements detailing income and any expenditure relating to maintenance or gas certificates etc.

Step 6

Step 6 - Tenant Check Out

At the end of a tenancy we will;

Cross reference the inventory that was compiled at the beginning of the tenancy to ensure that your property is being left in the same condition as when the tenant first moved in.
In the event that there is any damage caused by the tenant then we will be in a position to reclaim the cost of any damage against the deposit and pay this back to you.
